Project Overview

On October 22, 2024 Cary's Town Council approved the South Hills Rezoning located along Buck Jones Road near the intersection of Walnut Street, north of US Hwy 1, and west of I-40.  The rezoning application included eleven properties (totaling 44 acres).

Southhills

The property owner is seeking to redevelop the property as a vertically integrated, mixed-use development offering a connected framework of residential, office, and retail space with the option for a community center within the development.

During the rezoning process, Cary engaged citizens and the South Hills development team in a process to design a concept plan for a new Sports and Recreation Community Center at the southeast corner of Buck Jones Road and Nottingham Drive. Funding for this project was included in the proposed 2024 Parks and Recreation Bond. With the citizens voting against the bond, the Community Center portion of the project will not move forward. The rezoning included options for redevelopment with and without the Community Center, so the project is still able to move forward.

Project Status

  1. June 7, 2023 - A virtual Neighborhood Meeting was held to gather initial feedback from members of the public. 
  2. April 25, 2024 - A Public Hearing with Cary Town Council was held on April 25, 2024 and members of the public had an opportunity to share feedback on the rezoning.
  3. September 23, 2024 – The Planning and Zoning Board considered the rezoning request and made a recommendation of consistency with the Imagine Cary Community Plan.
  4.  October 22, 2024 - Town Council unanimously approved the rezoning request unanimously.

Next Steps

In order to develop according to the approved zoning, the next step is for the developer to submit a development plan for review by Cary's Development Review Committee (DRC).
